Common questions

How do I analyze a property?

Sign in, paste any California address on the home screen, and press Analyze. You'll get a buy / hold / pass verdict, an estimated value range, and a public-records dossier in about 15–30 seconds.

How accurate is the estimated value?

It's a transparent range built from real comparable sales — we show the comps, the adjustments, and a confidence level with reasons. By design we never present a false-precision single number. Estimates are informational, not an appraisal.

How do I upload a seller's disclosure packet?

Open the property's page and use the Disclosure room to upload the PDF (up to 50 MB). Analysis usually takes under a minute and returns red flags, repair-cost ranges, responsibilities, and questions to ask.

I'm an agent — how does the CMA workspace work?

On the CMA tab, enter a subject address (use Look up to auto-fill its specs), then either enter your own comps — typed, pasted, or uploaded as a CSV/PDF comp sheet — or choose Find comps for me. Share the finished CMA with your client via a secure link; they e-sign an acknowledgment and you download the signed PDF for your records.

How do I manage or cancel my subscription?

Subscriptions are billed by Stripe. Email us at the address below and we'll send you a secure billing-portal link to update your card, change plans, or cancel — no questions asked. There's a 30-day money-back guarantee.

How do I delete my account or my data? (DeedScore)

To delete your DeedScore account and all associated data: email us from your account's address with the subject “Delete my account.” We permanently delete your account, saved properties, analyses, uploaded documents (disclosure packets, comp sheets, logos), CMAs, and push-notification subscriptions within 30 days, and confirm by reply.

To delete specific data without closing your account (for example, one uploaded disclosure or a single CMA): email us describing the item, with the subject “Delete my data,” and we'll remove it within 30 days.

What may be kept: records we're legally required to retain — payment and invoice records held by our payment processor (Stripe) for tax/accounting purposes — and minimal audit entries required for security and compliance. Everything else is deleted.

Which areas does DeedScore cover?

California, with the deepest data in San Francisco and the Bay Area. Coverage expands county by county — some records (like permits) may be limited outside SF, and the report tells you honestly when something couldn't be checked.
